MarketSpace Capital is a Private Equity Real Estate Firm that focuses on sourcing value-add commercial real estate investments for our esteemed capital partners. In addition to producing consistent returns, we seek to create positive economic impact and long-term value for our investors, the properties we invest in, and the communities in which we work.

Through our relationships, expertise and disciplined, data-driven analysis, our veteran staff has the capability and experience required to maximize value creation through a comprehensive, programmatic and conservative investment and asset management approach.

The managing partners at MarketSpace Capital have together over 25 years of combined experience syndicating, investing, and managing commercial real estate including previous leadership positions at full service commercial real estate companies in Houston, Texas. The firm currently has equity investments in various multi-family, office, and retail projects across the country.

In addition to sponsoring, MarketSpace Capital and its managing partners also invest in every deal in order to create wealth in unison with our investors. Our goal is to create more transparent, efficient ownership in high-quality commercial real estate opportunities across the nation.

 

Dr. Masaki Oishi

Dr. Masaki Oishi

Chairman

Dr. Masaki Oishi (Mas) is Co-Founder & Chairman of MarketSpace Capital where he directs major capital transactions and manages the firm’s investment committee. Mas brings a wealth of experience in the Commercial Real Estate sector having successfully invested and sold several commercial properties over the last 30 years. Mas’ began in Real Estate at a young age managing properties owned by his family who had recently migrated to the United States from Japan. In 2003, Mas moved to Texas and has actively been involved in commercial real estate projects all across the country.

Born in New York, New York and having attended Cornell University Medical College where he earned his MD degree in 1996, Mas received his PhD in Molecular and Cellular Neuroscience from The Rockefeller University. After graduation, Mas completed his Neurosurgical residency at the Montefiore Medical Center/Albert Einstein College of Medicine in New York. He has been practicing in Texas since 2003 and is also board certified, specializing in spinal disorders.

Mas plays an integral role at MarketSpace Capital personally reviewing each investment opportunity and forming the strategic direction of the firm. Dr. Oishi and his wife together have three children and he enjoys fishing, golf and travel. He is also fluent in both English and Japanese.

David Rodarte

David Rodarte

Managing Partner

David is Co-Founder & Managing Partner at MarketSpace Capital where he leads acquisitions as well as asset management, financing and investor/portfolio development. David has a history of success in commercial real estate investments and has also represented a range of clients from individual investors to institutional clients on both acquisitions and dispositions.

Before founding MarketSpace Capital, David was a Senior Commercial Advisor at Retail Solutions, a Retail Commercial Real Estate brokerage firm where he was primarily focused on investment sales. Before his time at Retail Solutions, David was Managing Director for KW Commercial and over the past decade, has developed intimate knowledge of the Texas markets through his experience in commercial real estate brokerage and syndications.

Through his tenure, David has worked on a cumulative portfolio of nearly $100m in commercial real estate transactions including retail, multi-family, medical, and office buildings. David has a reputation for intuitive underwriting skills, transparency, creative deal structure, a sense of urgency in transaction management and innovative investment strategies.

David resides in West Houston with his wife and two kids and is also an active member of the International Council of Shopping Centers (ICSC).

Sam Affanhe

Managing Partner

Sam is Co-Founder & Managing Partner of MarketSpace Capital and is focused on acquisitions, repositioning, and management of all real estate holdings and projects. Sam manages and oversees the complete process of identifying, analyzing, acquiring, managing, marketing and syndicating all assets under management. With over ten years of commercial real estate experience, Sam has extensive real estate accomplishments throughout the major Texas markets and an intimate knowledge of the five major Texas metro areas.

Prior to founding MarketSpace Capital, Sam was the Director of Investment Sales focused on the sale of multi-tenant shopping centers and NNN single tenant assets throughout Texas for Hunington Properties. Sam has also worked at CBRE and Retail Solutions where he was responsible for the leasing and sale of various retail properties. This experience provided him with in-depth knowledge of lease negotiations, optimal co-tenancy structures, land development, site feasibility analysis, and financial modeling.

Fluent in Arabic, Sam uniquely specializes in foreign investment with Middle Eastern and North African institutions. Sam is a member of the Texas A&M Class of 2009 with a BBA degree in Economics and is also a member of the International Council of Shopping Centers (ICSC).

Sohail Hassan

Managing Partner

Sohail is Co-Founder & Managing Partner at MarketSpace Capital where he leads and manages all operational aspects of the firm and directs strategic development and growth of the MarketSpace Capital Fund.

Before joining MarketSpace Capital, Sohail acquired and successfully exited several business ventures related to engineering and technology. His most recent achievements include success as an entrepreneur in the emerging renewable energy sector having founded and sold two startups related to this space. Prior to this, Sohail was Director of U.S. Operations for the Apex Group of Companies, a global consortium of companies with a focus on providing services to the public sector. Additionally, through his work in political fundraising for the Obama for America Campaign at the national headquarters in Chicago, Illinois, he has extensive experience in developing systems and processes to properly manage mid to large size organizations. Throughout his career, Sohail has a proven track record in disrupting various industries using data and technology and seeks to apply these same principles to the commercial real estate sector.

Sohail has a B.A. Degree from Texas A&M University, a Master’s Degree from the George Washington University in Washington D.C. as well as a Certificate in Real Estate Management from Cornell University. Sohail also sits on the board of various non-profit organizations, currently serving as the President of the South Asian Chamber of Commerce (SACC) in Houston, Texas.

Eddie Rodarte

Director of Acquisitions

Eddie Rodarte is Director of Acquisitions & Investment Operations at MarketSpace Capital. His primary responsibilities are to coordinate real estate acquisitions and development strategies for the MarketSpace Capital Partners Fund. This includes but is not limited to evaluating and assessing potential acquisitions, divestitures, development and re-development opportunities as well as other efforts to maximize profitability for the both the fund and its investors.

Before joining MarketSpace Capital, Eddie worked in the oil and gas industry as Chief Operating Officer for an engineering and exploration firm in Houston, Texas. Throughout his tenure, he has gained professional experience across multiple industries including engineering, brokerage, investing, leasing and marketing.

Eddie holds a degree in Petroleum Engineering from Texas A&M University and is a proud father of four kids and six grandchildren.

Samuel E. Whitley

Samuel E. Whitley

Corporate finance

Samuel E. Whitley is a corporate finance and securities lawyer representing MarketSpace Capital in securities offerings, mergers and acquisitions, and SEC reporting and compliance.

During his career, Mr. Whitley has represented issuers and underwriters in over $2.3 billion of securities offerings and financings. He has also advised on mergers and acquisitions with $26.5 billion in transaction value. Mr. Whitley’s expertise is in business planning, formulating corporate strategy, and resolving business and legal issues.

Mr. Whitley was recognized as a Rising Star in Texas Monthly magazine in April 2012 and Super Lawyers magazine in 2012, 2013, 2014, 2015, and 2016. He was also recognized as a Real Estate Section Scholar by the International Bar Association in 2007 as a result of his work analyzing the real estate securitization regimes of several countries.
