Tri-County Mall Redevelopment

MSC has 1.3MM sq ft with 3,160 parking spots on 75-acres of land scheduled to close in March of 2022. The space will be redeveloped into a $1.2B Live, Work, Play, and education-based Mixed-Use development. Appraisal value of the existing structures is estimated at $250MM, and we've also secured $200MM in Tax Increment Bond Financing through the City of Springdale and the Princeton School District.

MORGAN & WILCOX

Acquired two multifamily apartment complexes totaling 624 units adjacent to both the NRG Stadium, the largest stadium in the fourth largest city in the United States, and the Texas Medical Center, the largest medical center in the world. MarketSpace Capital and its Co-sponsors, now own and operate 1,312 units contiguous to one another in the NRG submarket.

The Houston Portfolio

Acquired The Huntington at Stonefield & Excelsior on the Park, two multifamily apartment complexes totaling 464 units, with a co-development partner that owns and operates 4,500 units in the Greenspoint submarket.

Insignia Turtle Creek

Acquired the last plot zoned for high-rise development in one of the most affluent submarkets in Dallas, Texas for a 17-story trophy asset, expected to break ground in Q2 of 2022.

RESERVE AT HICKORY CREEK

Acquired 20 acres of land with a 17K sqft mansion in an affluent suburb of Dallas, Texas, and established an $8.6MM Public Improvement District (PID) in order to build up to 225 townhomes. The PID brings the cost basis per developed lot to be 38% of the average cost-per-lot.

The Spot @ Myra Park

Officially broke ground on a 250-unit wrap, multifamily apartment complex located off Interstate-635 and directly adjacent to the Dallas Medical Center. This site is in a prime location and market for an age-restricted, 55+ active adult community. Additionally, we have officially tokenized this asset, creating liquidity for our investors and democratizing CRE investing for people around the globe. The $MYRA Digital Security Token will be tradeable on the tZERO secondary marketplace.

MAINRIDGE & WESTRIDGE

We made significant progress on our value-add acquisition from October 2020, two multifamily apartment complexes totaling 520 units adjacent to the NRG Stadium. Extensive renovations have been completed on 320 of the units, yielding a premium average rent collection of $105 more per unit. As a result, we were able to begin distributions to investors earlier than anticipated. These properties sit next to NRG Stadium, the largest stadium in the fourth largest city in the United States, and are located less than 10 minutes away from the Texas Medical Center, the largest medical center in the world. MarketSpace Capital and its Co-sponsors, now own and operate 1,312 units contiguous to one another in the NRG submarket.
