The Property is located in Hickory Creek, Texas, located on the North side of Lewisville Lake, 30 miles North of downtown Dallas. The surrounding area of the site boasts the perfect storm of housing demand. Hickory Creek offers the ideal blend of city life and country charm, with parks, nature trails, boat docks, sports associations, vibrant neighborhoods, family farms & great school districts. The area is also close to many business, retail & Entertainment, such as: Bank of America, Carmike Cinema, Children’s Lighthouse, Cornelius Town Center, GameStop, Starbucks, Vista Academies, and Wal-Mart.

MarketSpace Capital (“MarketSpace,” “MSC” or the “Company”) is a Private Equity Real Estate Firm headquartered in Houston, Texas that focuses on mixed use developments, ground up developments and value add investments throughout the United States. From a structuring standpoint, MSC raises capital pursuant to Regulation D of the Securities Act, and the investors are generally entitled to a preferred return, a return of their capital, plus a majority share of the free cash flow thereafter. As the sponsor of the investment, the Company, or an affiliate thereof, is entitled to development or other acquisition fees, asset management fees plus a carried interest in the cash flow of the property.

The properties are located in Northwest Houston, Texas, offering a convenient suburban location. They are conveniently located less than 1 mile from I-45 & the North Tollway, providing easy access for residents commuting to the city or suburbs. Northwest Houston is a desirable submarket, offering a suburban feel while being close enough to the city for easy travel.

The general deadline for any investment will be 60 to 90-days from the effective date of the Purchase and Sales Agreement. Generally, there will be no extensions available

MSC is focused on institutional-grade, ground-up developments and value-add acquisitions within the Multifamily space, that has the ability to get a minimum return of 20% IRR and 1.8x Equity Multiple. This return will be based on a 5-year holding period and subject to liquidity events due to refinance opportunities for each asset. The geographic focus for the investments will be high-growth, primary and secondary markets in the United States.
